IPR FARMS
For IPR Farms, expanding its Kingsville facility meant adding both warehouse space and much-needed shipping capacity. Nello Construction delivered a 15,000-square-foot addition with three new loading dock doors, bringing the facility’s total from two to five and giving the farm more capacity to move product through its operation.
The pre-engineered steel building features a standing seam roof, exterior siding and vinyl-backed insulation, with a white interior liner for a clean finish. At the rear of the addition, a custom cooler incorporates 4-inch insulated metal panel walls and ceiling to create dedicated space for temperature-controlled storage.
The project also addressed water management around the expanded facility. Nello installed new storm sewer piping and catch basins, with a connection to the existing pond. This work extended the scope beyond the warehouse itself, pairing additional storage and loading access with improvements to the site’s drainage infrastructure.

A large communal kitchen provides space for meal preparation, with stainless steel tables, a range hood, cubbies and cabinetry. Beyond the bedrooms, a generous recreation area gives residents a place to gather and relax, while a large shared laundry room and bathroom facilities support everyday routines.
The wood-framed building combines asphalt shingles and metal siding with drywall interiors and epoxy flooring. Designed to match Undersun Acres’ existing facility, the residence adds essential worker accommodation while maintaining a consistent appearance across the property. Its combination of bedrooms, practical finishes and shared living spaces reflects the specific requirements of housing an agricultural workforce.

The warehouse features a standing seam roof, insulated metal panel walls and an interior liner for a clean finish. Four loading docks provide access for receiving and shipping, supporting the building’s role as a produce packaging facility.
The office scope included construction of a 4,000-square-foot mezzanine and the complete fit-out of the office spaces. Overlooking the warehouse, the offices provide a direct view of activity below and a close connection between administration and packaging operations. From the warehouse enclosure and loading docks to the finished offices, the project brought together the distinct construction requirements of agricultural operations and commercial workspace.

RUTHVEN GREENHOUSE CONSTRUCTION
Removal of existing walls, cubicles and flooring made way for newly framed offices and partitions. New flooring, updated millwork, drywall and paint, an acoustical tile ceiling and new interior doors brought a consistent finish to the reconfigured workspace. Mechanical and electrical updates were also included in the renovation.
Outside, the existing shingles were removed and replaced with a new metal roof. New exterior siding, concrete front steps and a new entrance door refreshed the building’s appearance and approach, while new signage completed the exterior. The scope extended from the spaces staff use each day to the entrance and exterior that welcome clients and visitors.

Following demolition of the existing office area, the work included new masonry block walls for the first-floor office, framed partition walls and framing for the mezzanine-level office walls. These elements formed the basis for the renewed office spaces within the shop.
New flooring, drywall and paint, and acoustical ceilings updated the interiors, while new windows and doors completed the rooms. Updated millwork in the kitchen areas refreshed the shared amenities, and electrical and mechanical improvements rounded out the scope. The project combined office construction within an industrial building with the detailed finishing work needed to create a professional administrative environment.
